TRANSACTION COORDINATION


THIS SERVICE INCLUDES:

  • Opening the file with escrow and handle all documents securely.


  • Introductory email will sent providing a timeline of deadlines with a copy of the executed contract to agent, co-op agent, buyer/seller, lender and title company.


  • Ensuring everything is fully executed with dates, initials, signatures, broker information is completed. 


  • Submitting all required contract documents to broker for compliance.


  • Sending/requesting disclosure packages and gather signatures if needed. 


  • Ensuring the lender, title company, and broker receive any amendments or changes to the contract. 


  • Verifying EM deposit, obtaining receipt, and sending it to applicable parties.  


  • Verifying inspection dates and times. Ensuring all parties have received reports to review. 


  • Keeping in contact with the title company and lender throughout the transaction. Provide agent email updates on the status of the transaction keeping you informed. 


  • Updating deadlines due to any changes in the contract. 


  • Collecting HOA documents in accordance with deadlines and emailing to applicable parties.


  • Ordering Home Warranty per contract if needed. 


  • Ordering HOA documents if needed. 


  • Requesting and reviewing title commitments. Sending to buyers/sellers to review.


  • Confirming inspection has been set up in accordance with offer deadline. 


  • Monitoring appraisal timeline and completion with the lender. 


  • Monitoring buyers loan status with lender in accordance with deadlines


  • Ensuring your buyer/seller are provided a copy of all documents. 


  • Uploading all disclosures, documents, and reports into agents online transaction management service as they are received or fully executed throughout the transaction. (if applicable) 


  • Providing access to the transaction management service 24/7 to all parties to the transaction (if applicable) 


  • Maintaining constant contact with all parties involved for status updates as well as outstanding items. 


  • Verifying escrow has all required documentation. 


  • Coordinating and confirming final walk-through. 


  • Scheduling signing appointment for client and agent if applicable. 


  • Conducting a final audit of file 7 days prior to closing to ensure all documents are uploaded and the file is complete. 


  • Confirming final recording and alert agents. 


SPECIFIC TO BUYER TRANSACTION:

**includes all of the above AND:


  • Uploading buyers rep agreement and all broker required forms for compliance. 


  • Submitting all executed contracts, counter-proposals, and amendment extensions (if applicable) to lender. 


  • Coordinating EM with the buyer (reminders, wire instructions, etc.)


  • Uploading all forms, amendments, and addendums for compliance 


  • Following up on repairs and receipts from inspection 


  • Providing utility contact info to buyers


  • Coordinating Closing Gift per agent instructions. (if needed) 


  • Sending email to your client asking for a review on Zillow or your preferred site 



SPECIFIC TO SELLER TRANSACTION:


  • Uploading Listing Agreement and all broker required forms for compliance. 


  • Following up on signatures of all documents. 


  • Uploading all forms, amendments, and addendums for compliance. 


  • Following up on repairs and receipts. 


  • Coordinating Closing Gift per agent instructions. (if needed) 


  • Coordinating removal of any staging furniture. 


  • Sending email to your client asking for a review on Zillow or your preferred site. 


AGENT EXPECTATIONS:


Review preliminary title reports before TC sends to client.

Review escrow instructions and settlement statements before TC sends to client. 

Negotiate repairs and any changes to the contract.

Advise the client of any contingency timeline removals (we will remind all parties of the dates and timeframes in the introductory email).

If TC is drafting documents, the agent will review before being sent to client (if applicable). 


FEE SCHEDULE


  • Listing or Buyer Side: $350.00
  • Dual Transaction: $600.00


Paid at closing according to TC Support Service Agreement.


SETUP NEW LISTING FILE

THIS SERVICE INCLUDES:


  • Completing listing file creation in agent's preferred software


  • Adding client(s) to agent's CRM database


  • Filling out listing documents and sending to client(s) along with any required disclosures for signatures.


  • Ordering preliminary title.


  • Adding listing info into the MLS (agent fills out listing comments/description).


  • Assigning lockbox to MLS listing.


  • Asking seller to make copies of house keys for the lockbox.


  • Scheduling stager for consultation (if applicable)


  • Scheduling photographer for photos


  • Input listing into the MLS incomplete (agent reviews listing before going live)


  • Emailing seller link to the listing


  • Adding required documents to the MLS listing such as legal description, disclosures, inspections.


  • Adding all listing documents, disclosures and any other required documents to broker’s online compliance management software ensuring file is complete. 


FEE SCHEDULE:

$200


Paid according to TC Support Service Agreement.
